RICS Building Survey

The RICS Building Survey is the most comprehensive evaluation of a property’s condition available. The surveyor will actively look for and investigate any structural issues or defects that would otherwise have gone unnoticed.

Is this the right survey for me?

The RICS Building Survey is most appropriate for properties that are large, listed, built before 1900, have an unusual construction, or are in clear need of renovation. So if you’re planning to invest substantially in an old or character property, this report will safeguard your investment. The Building Survey is the most comprehensive survey most surveyors offer and it can be tailored to your specific needs, as such it may be carried out by an alternative qualified professional, such as a Structural or Building Engineer.

What’s included in the survey?

There is no standardised format that the surveyor needs to follow, so you can modify the survey to your needs. As it’s so in depth, the survey typically takes up to a day to carry out.

It will include:

  • Most important and more insignificant defects and what they could mean
  • Results of tests for damp in the walls
  • Woodworm, dry rot and other damage to timbers
  • The conditions of existing damp proofing, insulation and advice on non-tested
  • Information on the materials used to build the property and any relevant technical information
  • Recommendations for further investigations on the property
  • Tests on heating and electrical equipment – upon request
