RICS HomeBuyer Report

The RICS HomeBuyers Report is a more detailed survey that will look at a variety of factors, from the current valuation of the property on the open market, right through to any major faults (in easy-to-get-to areas) that may affect its value.  

Is this the right survey for me?

If you’re planning to buy a fairly modern house which is standard construction (brick and tile), or a flat / apartment, this report will inform you of the most urgent or serious issues and highlight any defects that will require attention.
The report will enable you to budget accordingly for any future remedial or restoration works, renegotiate the agreed price with the vendor, or even request that the vendor completes the work before going through with the sale

What’s included in the survey?

The HomeBuyer report uses a red, amber and green colour coding system to rate the seriousness of any issues found.

It includes:

  • Background information on the property and location
  • An estimate for the cost of re-building the property for insurance purpose
  • An assessment of any damp-proofing, drainage or insulation in the building (drains are not tested)
  • Condition of the building’s timbers and checking woodworm or rot
  • Damp test results taken from the walls
  • Details of urgent problems that require specialist attention before signing a contract.
